Broomfield CO Homes Listing Pointers & Information

So you are thinking of listing your home for sale in Broomfield Colorado and you would like some information on selling a house in Broomfield CO then I think you will find the following to be helpful. Homeowners who use a real estate agent in Broomfield will get more for their home than if they try to sell on their own. That being said, here are a few pointers for you:

Before Your Broomfield Home Is Listed

It's important to have your home for sale in Broomfield CO in good showing condition before buyers start going through it. Here are some steps to take:
• Touch up interior and exterior paint as needed.
• Install new flooring and carpeting throughout if it appears worn or dated.
• Make sure the front of the home is clean and spruced up – curb appeal will create a favorable first impression.
• Trim bushes and plants as needed, and make sure the lawn is kept mowed and trimmed. In the fall, rake the leaves; in the winter keep the snow shoveled and the walk free of ice.
• Keep the interior clean, decluttered and odor-free. Eliminate evidence of pets. Smoke-free is best.
• Minimize personal items such as family photos. You want buyers to visualize themself living in the home.
• Consider putting excess furniture and belongings in storage. Now's the time to clean out the garage and basement and sell, donate or throw away any thing you don't need anymore.
• Consider having a pre-listing home inspection performed. Buyers will be hiring professional inspectors; here's your chance to address problems in advance. Ask your agent what they think on this.
• A professional appraisal is another item that you can do in advance. Ask your agent for help and advice in this area as well.
• Consider hiring a professional stager to give your home the right emotional appeal. In the current Broomfield real estate market most buyers are looking and finding immaculate, remodeled and updated homes for sale.

During the Listing Period

• When potential home buyers visit your home, either be absent or make yourselves as inconspicuous as possible.
• Have fresh flowers in the entryway. It makes for a friendly introduction into your home.
• If offers are made that don't match your hoped-for price, don't reject them out of hand. Pay attention to your agent's advice.
• Consider dropping the listed sales price if several months go by with few or no offers. But if you and your agent have priced your home properly from the start, this shouldn't be necessary.
• Don't get discouraged. In buyer's markets, homes take longer to sell than during boom periods. Your home will eventually sell. It's a matter of your Broomfield CO real estate agent finding the right buyer for you!

Help Your Agent

You have the best chance of selling your home if you work closely with your real estate agent in Broomfield Colorado. Make sure all showings are coordinated through him or her. If you have a brochure box, be sure to keep it filled. Maintain the clean, tight condition of your home so that it can bring the highest value in an offer to you.
If prospective buyers want to discuss your property or negotiate price or other terms, defer them to your Broomfield CO Realtor. He or she is the expert with the housing experience and they can best handle all these details without getting emotional!

On another note, the Pending Home Sales Index for the month of February, a forward-looking indicator for the U.S. housing market, rose 2.1% to 90.8, based on contracts signed in February. Lawrence Yun, NAR chief economist, says it’s important to look at the wider scope: “Month-to-month movements can be instructive, but in this uneven recovery it’s important to look at the longer term performance,” he said. “Pending home sales have trended up very nicely since bottoming out last June, even with periodic monthly declines. Contract activity is now 20% above the low point immediately following expiration of the home buyer tax credit.” Read the article:

Buy Broomfield CO Homes For Sale As An Investment

With the state of things in the real estate market, buying a home as an investment in Broomfield CO, or generally anywhere else for that matter, there are things that have to be taken into consideration so that you make a good investment over time.

In this market we are in today, you can get burned by not doing your homework. By just buying a property and hoping it goes up in value over time can be a huge mistake. Few investors take the time to really do in-depth analysis on a potential investment. Either they don't know how to do the necessary financial analysis, or they find it too difficult or deemed unnecessary. When it comes to be selling time they wonder why they didn't make as much profit as they had hoped.

Smart investors take a little time up front to do a thorough analysis. Everyone has heard the phrase "crunch the numbers," and anyone looking to
buy a home in Broomfield CO as an investment should do so before committing to a purchase. If you have the right information and tools, a financial analysis can be easy and enjoyably rewarding. Real Estate Investing and Real Estate Investing II: Financing Your Property are two courses offered at the Front Range Community College and both offer knowledge in uncovering the secrets of deal analysis so you can stretch your investment dollar further than ever.

Another common mistake that investors make is not selling at the right time. The best recent example I can think of was last spring when the
First Time Home Buyer Tax Credit was eclipsing in March. That was a great opportunity to sell a home in Broomfield CO and investors that did not sell then more than likely are feeling a little remorse that they did not list their investments to sell. The demand was very great for that short while, and that helped in making for a good return on investment for anyone who sold real estate in Broomfield Colorado. Now is the time to buy and hold for anyone who wants to invest in a house in Broomfield CO.

If you're looking to create cash flow, invest for retirement, or simply build wealth, you need to understand how to crunch numbers and make decisions. Please feel free to call me if you have a question that I can help you with or if you need professional guidance in your pursuit for an
investment property in Broomfield Colorado. At Homewerks, we would be glad to help.

Broomfield CO Homes For Sale & Lead Based Paint

If you have an older home for sale in Broomfield CO, or you are thinking of putting your home on the market, there are a few things to keep in mind when you are remodeling or updating that home you are going to list for sale. The U.S. Environmental Protection Agency rule that was implemented in April 2008 requires that remodeling work on your house for sale in Broomfield CO built before 1978 be undertaken by a professional contractor who is certified by the EPA.

Now, this only applies to situations where the work disturbs the paint- sanding, scraping and other changes to the painted surfaces. The rule does not apply to minor maintenance or repair activities where less than six square feet of lead-based paint is disturbed in a room or where less then 20 square feet of lead-based paint is disturbed on the exterior. Window replacement is not minor maintenance or repair. You need to assume that lead paint is present in any home that is built before 1978 and you can have your home tested to see if it is lead-free.

If you have someone certified with the EPA, make sure that they show you their certified training certificate to you. Go to this link to get more information on lead-based paint renovation rules at Realtor.org for the paint project you want to make ready so you can sell a home in Broomfield Colorado.

This information is also helpful for anyone looking to buy a home in Broomfield CO, as well because you may want to make some changes to your new house!

Feel free to call me with any question you might have about homes for sale in Broomfield CO, or if you are thinking of selling your home in Broomfield CO.

Have a great day!

Broomfield CO Home Inspection Scams & Fraud

If you are thinking of putting your Broomfield CO home for sale, a comfortable and cozy home is just what every homeowner wants. If you need a few home repairs to make your home more marketable, and if you are thinking of hiring a home repair or home improvement contractor, you need to do some homework to make sure you get a good contractor who is licensed and professional.

It’s always safer to get a recommended or a reputed home repair specialist who has had a considerable amount of experience in repairs and renovation. I would recommend that you ask for written estimates. Some good questions to ask are:

· Are you a registered or listed company?

· How long have you been in business?

·How many other similar projects have you completed recent?

· Will my repair/renovation require an approval or permit?

· Is your company going to do the project or subcontract?

·Are you insured to cover this type of project?

· Can I have a list of references?

Most larger businesses will have a government certification or at least an ISO certification for working projects and will usually have some kind of portfolio. They might even have brochures or leaflets to detail their abilities and prcesses. They should have all the necessary permits and approvals to carry out the task before they start the project you need completed.

It’s always good to be careful by making inquiries to previous clients (at least two) before finalizing the OK on large projects. It is most ideal to set an appointment to see the result of the contractor's work.

You, and only you have the responsibility and duty to ensure that you are not taken advantage of by conmen and dupes. Many phony firms use the disguise of a home repair organization to do a field survey before striking at the house. Be wary of any company claiming to provide services at incredibly low rates that are better than the average market charges for such services. This scam is the most common of all fraud firms. After you sign the contract is when you realize the hidden costs which actually escalate your initial budget. And you will be upset!

Always Beware The Free Inspection!

The organization or company sends inspectors to check places which are difficult to spot and casually include them in the list to repairs as they are sure it is not detectable by a common man. The elderly are the most susceptible to these kinds of situations because of their physical limitations to perform strenuous climbs and inspections themselves.

Be careful of these types of situations. If you are not comfortable, and you have asked the list of questions listed above, then do not commit to business with these people, or anyone they might refer to you. Briefly research on the estimated prices and keep the upper hand on the final decision. It’s a good practice to take an estimate and demand the firm for a decision period (for about 3-5 days) before committing to anything. This amount of time will allow for second opinions and researching, thereby protecting you from being duped.

So, whether you have been lucky enough to buy a house in Broomfield CO, or you are thinking of putting your house for sale in Broomfield CO, being careful just getting things fixed in your homestead can be very advantageous to you as a consumer!

Broomfield CO Homes That Don't Sell & Why They Don't

Here is the simple, sometimes ugly truth about homes for sale in Broomfield Colorado that do not sell. Broomfield is a great market to buy, so if you can not sell your home, there must be a reason. Here are a few ideas for you to ponder:

Simply, they are not updated. The condition is not great, and they are not priced to accommodate for that.

Your house stinks, and I mean literally it does. I had a buyer walk out of a home last week just because she would not tolerate the smell of cat urine in the basement.

Your price is not what we call "fair market value," in other words, it is not in the running. When a buyer's agent takes a buyer into a home for sale, if they have been looking for a while, it is very obvious to the person looking to buy a Broomfield CO house. I would recommend if you are thinking of selling your home, that you have an agent check the sold information for your area so that you have an idea of what is a good price for your home.

The house is not in a great area. Does it back up to a busy street? Are all the amenities not very convenient? Things like how close the neighborhood grocery store is can have a huge impact on a buyer's decision. The quality of the schools can have a huge impact on the resale value of houses in your neighborhood.

Are distressed homes, houses that are in foreclosure or have been foreclosed on, for sale having an effect on the sales prices in your neighborhood? This is a problem that is pretty difficult to overcome. But if you have your home priced to the condition it is worth in the market, then you are far ahead in putting your home for sale in Broomfield Colorado. Or anywhere in any city out there today. Please keep in mind the "ugly truths" I just mentioned above.

Feel free to call us if you would like a professional opinion of what your home is worth, and how you can sell it more effectively and quickly. We would be glad to help!
