Broomfield CO Parade Of Homes Anthem Shaun's Tour 4




















For those who have been following my tour of the Parade Of Homes in Broomfield CO, here is the next visual feast in the tour! Finishing up with the homes for sale in Anthem in Broomfield CO and Del Webb is the builder, as I mentioned in part 3. The next unit is the Breckenridge, with street address of 16476 Las Brises Drive, and it's a beautiful home in this community that is geared toward older adults that offers many activities for its residents. Outdoor amenities offered at Anthem Ranch in Broomfield include a wonderful pool with a spa, bocce ball, shuffleboard, pickleball, in addition to the tennis courts. Anthem Ranch hosts over 30 miles of outdoor walking and biking trails that connect with the Broomfield CO regional trail between Boulder and Broomfield. A short distance and you are at the 90 acre community park that includes a gorgeous picnic pavilion, fishing lake, basketball courts and softball fields, and this is all contained within the beauty of the Colorado outdoors!

Broomfield CO Homes For Sale & Lead Based Paint



If you have an older home for sale in Broomfield CO, or you are thinking of putting your home on the market, there are a few things to keep in mind when you are remodeling or updating that home you are going to list for sale. The U.S. Environmental Protection Agency rule that was implemented in April 2008 requires that remodeling work on your house for sale in Broomfield CO built before 1978 be undertaken by a professional contractor who is certified by the EPA.


Now, this only applies to situations where the work disturbs the paint- sanding, scraping and other changes to the painted surfaces. The rule does not apply to minor maintenance or repair activities where less than six square feet of lead-based paint is disturbed in a room or where less then 20 square feet of lead-based paint is disturbed on the exterior. Window replacement is not minor maintenance or repair. You need to assume that lead paint is present in any home that is built before 1978 and you can have your home tested to see if it is lead-free.

Broomfield CO Homes That Don't Sell & Why They Don't


Here is the simple, sometimes ugly truth about homes for sale in Broomfield Colorado that do not sell. Broomfield is a great market to buy, so if you can not sell your home, there must be a reason. Here are a few ideas for you to ponder:

Simply, they are not updated. The condition is not great, and they are not priced to accommodate for that.

Your house stinks, and I mean literally it does. I had a buyer walk out of a home last week just because she would not tolerate the smell of cat urine in the basement.

Your price is not what we call "fair market value," in other words, it is not in the running. When a buyer's agent takes a buyer into a home for sale, if they have been looking for a while, it is very obvious to the person looking to buy a Broomfield CO house. I would recommend if you are thinking of selling your home, that you have an agent check the sold information for your area so that you have an idea of what is a good price for your home.

The house is not in a great area. Does it back up to a busy street? Are all the amenities not very convenient? Things like how close the neighborhood grocery store is can have a huge impact on a buyer's decision. The quality of the schools can have a huge impact on the resale value of houses in your neighborhood.

Are distressed homes, houses that are in foreclosure or have been foreclosed on, for sale having an effect on the sales prices in your neighborhood? This is a problem that is pretty difficult to overcome. But if you have your home priced to the condition it is worth in the market, then you are far ahead in putting your home for sale in Broomfield Colorado. Or anywhere in any city out there today. Please keep in mind the "ugly truths" I just mentioned above.
