After a weekend of showing homes in Broomfield, areas in Westminster just south of Broomfield, and some neighborhoods just east of I-25 in Thornton, I get the feeling that the descriptions and remarks often "puff up" the condition of these homes for sale and that professional looking real estate pictures in the Denver Metrolist (MLS), very often just do not show the true condition of the property. I cannot imagine what it would be like to purchase real estate in Broomfield without making a visual survey of the property, first. So having a showing appointment is still the best way to determine what the home has to offer. It is also the best way to feel out the sellers and their motivation to sell. These are the homeowners that have done everything right initially such as realizing the importance of keeping the home free of clutter and fixing anything that would project a bad image. They are motivated sellers until you try to schedule a showing on their home.
What I am running into lately is the problem with the refusals of showings on these listed properties that make it harder for people to buy, and consequently, harder for the homeowner to sell. If you have a home listed in Broomfield for sale, put your perspective in the eyes of the buyer for a minute and think what you would do if you were denied a showing or the restrictions made it too difficult to see the property? Almost always, the agent simply shows another home that they are able to arrange a showing appointment for the buyer, and if the home is viewed, and then liked, and then an offer comes forth, then that home will have a SOLD sign in the yard.
The long and the short of all of this is, if you are motivated enough to de-clutter, clean, hire a Broomfield real estate agent to market and promote the home you want to sell, then please make it available, then it will sell!

Getting a Mortgage in Broomfield for a Real Estate Purchase
What is it that people do not understand in today’s market
about financing a loan to buy a house in our local Denver Broomfield Thornton Westminster real estate market? A lot! It is amazing when you ask people about financing and they do
not understand or truly know the requirements for qualifying for a loan or what
the terms of the mortgage loan financing is about. This is understandable, most
people do not have contact with or follow the loan financing rules that are
established and enforced within the industry. So quickly, let’s cover some of
the common misconceptions about getting a mortgage in Broomfield or other
metropolitan Denver areas.
Banks and loan institutions require 20% down for a mortgage
loan. NO!!! If you are going to live in the home after you buy it, which is
called owner occupancy, for a conventional loan, 5% down is all that is needed for a conventional loan. For an FHA
loan you only need 3.5% down payment.
I need to have the same job for 2 years! NO!!! You need to
have a job today, and you need to prove that you have been in the same line of
work for a while, but you do not need to show that you have had the same job
for the last 2 years.
Perfect credit is required to qualify for a loan. NO!!! You
need a 640 FICO score to qualify for financing with most lenders, and depending
on the lender and program, they might be able to go as low as 620. There is a
lot of confusion when it comes to credit scores and FICO scores. You should be
checking your FICO score, because it is the industry standard and it is being
used for just about every evaluating system that is out there. You do not need
to worry about other scoring systems.
I need to have thousands of dollars in the bank saved before
I can buy a home. NO!!! You need to have the down payment for the purchase
(unless you are getting it as a gift from a relative, and you might need some
money for closing costs (unless the seller agrees to pay some or all of your
costs for you). If you won multiple properties, then you will need to have
money in the bank. In addition, there are local state programs that allow for
down payment assistance for those who qualify.
HUD recently re-instated the $100 down on Denver area homes REO properties that they list and these homes can be a great
value for anyone looking to buy foreclosed real estate in Broomfield or any of

Denver Residential Home Sales Overview:
Denver Colorado Real EstateThe present highlights for Denver real estate show that currently there is a 4.5% increase in actual sold properties as closed sales and this is an overall increase of 2.1% stacked up against 2010. The sold prices of homes in Denver across the front range shows an increase in average sold price being at $275,610 which is a positive increase by 0.4% for home listings sold in Denver recently. This brings the absorption rate to a decreased time that sums up to the average days on the market being at around 4 months to sell a home in Broomfield, Lakewood, Westminster, or any of the other Denver suburbs and neighborhoods.

Data shows there is an increase in closed sales for December 2011 versus a year ago, and overall sales on condos in Denver and the surrounding areas are at a decrease of 1.1% putting 2012 figures up against 2011. Condominiums in Denver remain flat on sales price when compared to a year ago, with a slight decrease at 0.3% in the average sold price. What makes the Denver condo real estate market hot right now is the decrease in listed condominums for sale. The inventory is down -50.4% from a year ago, the total available condos for sale at 2,139.The sum of half as many condos listed and sales being almost the same means as a seller you have a much better chance of selling and in half the amount of time.
