Sell Real Estate In Broomfield: Market vs. Negotiate?


In the real estate arena, working with a Realtor to sell a home in Broomfield CO raises some questions as to what is important in effectively getting a SOLD! home sign in the front yard. Often the persistent question that is in the forefront is, “ Do you need a real estate agent that is an expert at marketing, or do you need a great negotiator?”

• Help and advise you to prepare or stage your property for sale
• Plans for listing the home in the Denver Metrolist multiple listing service and publicizing it to other real estate agents and offices
• A plan for your home's listing to be placed online, down to which websites to market on and how many pictures, amenities descriptions and/or virtual tours in those ads to be included
• Active marketing to be used, such as open houses, door knocking, etc.
All essential. These are all important and necessary components of effectively listing a home for sale in Broomfield.

But negotiating is essential too, and here is why.

If you, as a seller, do not have enough equity in your home, or you are planning on using the profit proceeds of the sale for your new home, you're going to be faced with making the ultimate decision about what your bottom line sales price and possibly the other terms are, including whether you're able to offer home buyer incentives like closing cost concessions or whether you can afford to pay any of the repairs the buyer's inspectors require.

I cannot emphasize enough that one efficient method of finding a top listing agent is to get referrals from family members, friends, work associates and neighbors. Talk with a nearby neighbor and ask them if they feel that their agent would be one they would recommend, and the reasons why.

If it's tough to get referrals, go into the various online real estate websites and see which local agents are the most prominent. See if they have a blog website for home sales in Broomfield and see if the content of the articles give sensible, knowledgeable answers to topics that are of importance to the consumer. During your interview process, ask for references and call them! Speak to the listing agent about their recent past seller clients, to see how happy they were with the agents' service.

Basically, if there is exposed wood because of peeling or chipped paint, it is an issue that must be addressed in a report. The appraiser is required to “condition the appraisal” on the repair of any existing lead based paint deficiencies that is noted in the appraisal report. Defective external paint surfaces in homes constructed post-1978 where the finish is otherwise exposed will require automatic repair.

The attic must be examined whether access is by pull-down stairway or scuttle, at a minimum, the appraiser must enter head and shoulders into the attic.
